Roof coating vs. roof replacement: when a coating makes financial sense
When a restoration roof coating is a smart alternative to tear-off and replacement on low-slope commercial and industrial roofs.
Coatings restore, they don't rescue
A restoration coating extends the life of a roof that's still structurally sound. It isn't a fix for saturated insulation or a failed deck.
When coating is the better call
The membrane is aged but mostly intact. Wet insulation is limited and can be replaced in spots. The owner wants to avoid tear-off, disposal, and disruption to the building below.
The financial case
Coating usually costs less than full replacement, generates far less landfill waste, and can often be recoated again at the end of its warranty term. Reflective coatings can also lower cooling loads.
Start with a survey
A core cut and moisture survey tell you whether the roof qualifies. Ask for one before anyone quotes a system.
