How to plan the paint and wallcovering schedule on a tenant-improvement project
Where painting and wallcoverings fit in a TI schedule, and how GCs avoid punch-list delays at turnover.
Paint is on the critical path
On most tenant-improvement jobs, paint and wallcoverings land at the end, right before turnover. Any slip upstream compresses the finishes window.
Sequence that works
Prime after drywall finish. First coat before ceiling grid and flooring. Wallcoverings after the final paint coat in adjacent areas. Final coat and touch-up after the other trades are done.
Avoid punch-list pain
Agree on sheen, colors, and wallcovering submittals early. Keep attic stock on site and walk the space with the GC before the owner does.
Pick a sub that can flex
A painting partner that can add crews when the schedule compresses is worth more than the lowest number.
